    Question What does "comps" mean to you?
    When you see the slang word comps, what is the first thing you think of?

    Me too. I was hoping it would sound like a synonym for "compare" in general and not so specific to real estate.

    For most people it will be something free as in casino comps. For those with a real estate background its comparables since the term is used for appraisals and market analysis.

    It'd be tough for anyone to think of it as compare in a non-real estate situation.

    Look for a synonym of compare.

    I think of either "complimentary" as has been said, in the casino (or other freebee) type terms.

    Or I think of House Of Pain. "I'm moppin' up the comp, that's short for competition, I write my lyrics like the Irish Mob in Hell's Kitchen"

    I don't recall ever hearing the term "comps" to refer to "computers" nor "competitors," but instead to "comparable pricing of comparable items."

    Real estate is definitely where I've most often encountered the term. To me, there is a very specific connotation with the word "comps" which includes "comparable prices for comparable properties, including recognizing price adjustments for variations."

    I saw an episode of "Flip This House" last week that illustrated this connotation: they were renovating a 3br/2ba house and discovered a bank-owned "comp" for sale in the neighborhood which was a 4br/2ba, and they knew that if the price on that "comp" dropped to their property's expected price, they'd need to lower their sale-price expectation further. Another important variation is location (affluence of neighbors, end of a cul-de-sac vs. corner, near or far from schools and/or transit, near or far from freeway or train tracks).

    I've also seen the term used (indeed, just this morning) when referring to the advertising industry: "comps" referring to advertising rates (or market or audience share) for the same time slot, for similar programming, or for other programming that draws the same audience.

    Of course, Loxly is right that the term "comps" is also used to refer to "complimentary benefits" or "perks," most often in the hospitality industry (hotels, restaurants, entertainment venues, and casino gambling). These might be given either as "rewards" (for loyalty or spending activity) or as "consolation" for perceived problems. Personally, I wouldn't expect the term "comps" to mean freebies generally, but apparently other folks have a different experience.

    Even outside of Vegas, the others are right in saying that "comps" = freebies. In the 70s, I used to get tons of free event tickets, mostly to baseball games, that were "comps", and if you knew the right people in Vegas or gambled enough at the hotel, your room would be "comped". (not quite enough and you got "casino rates".)
