Selling a domain

I have listed at xxxxx auctions. I find it rather difficult to appraise it's potential value. Hope you can help me here.
I listed xxxxxx, which I truly believe it is worth. Further it has a memorable extension of xxxxxx I has a high potential for commercial value.
Yet a part of me says, it may not be worth that much.
So,What do you say? Should I lower the Buy it Now price? If it were you, how much will you buy it for?

If that "memorable" extension is not dot-com - then the awesome potential makes it worth about reg fee. If it truly is a short and killer general word/term it may be worth more.
If you think "potential" makes it worth a lot - you may need to actually develop it to prove that potential. Many folks in this business think the claim of potential is . YMMV
