Ok, I dont have a lot of time so I’ll make this brief. A few days ago, someone made an offer to buy a domain I own. I’ve never sold a domain before and would like to know if it’s common to use a written contract when selling a domain name. If so, are there any examples on the web that I could modify and use?

Some people insist on contracts. Some don't. I've sold names for up to $10,000 based on email contact only. The paid via paypal and I immediately change the WHOIS data.
Admittedly that was with someone well know in the domain industry, so there was reputations at stake.
Then again, have they actually offered you a figure, or have they just asked if it's for sale - that could be a precursor to a UDRP complaint, because admitting the name is for sale earns you a "bad faith registration" award.
