    Office building plans - frustrating
    Anyone here ever look into building their own homes? There are TONS of websites like http://www.coolhouseplans.com/ which provide house plans. Thousands of plans to chose from, you can find a plan for any type of design and need....

    ...however if you're looking to build OFFICE SPACE instead, good luck.

    I've been searching for awhile and cannot find a single website which offers a variety of canned plans for small/medium office buildings. Same deal on Amazon, lots of house plan books but nothing for office space.

    Anyone go down this lane before with more success?

    Canned house plans must be sometimes modified to meet the regulations of the local area where the building takes place.

    Office and commercial space more than likely will require the services of an architect/engineer.........Not a canned set of plans. Check with your local building inspection department. You may wish to talk with a commercial builder in your area. He/she can point you in the right direction.

    Make a sketch of what you want before talking to a builder. He may be able to handle the total package.

    In most areas commercial construction must meet more striengent regulations than single family home construction.

    I was just hoping to look at a bunch of plans to come up with ideas of my own... but such plans don't seem available.

    commercial space plans should not ignore ADA regulations, especially in states like CA where a handicapped person made money suing (or threatening to sue) wineries until a judge declared him a nuisance.
