    30K Houses on the market in LV
    Wow. The news just said that there are 30,000 houses on the market in Las Vegas right now.

    lol, I thought you meant houses FOR $30k and I was going to say, you probably don't want to live where those would be!!!

    Yup, there are houses for sale EVERYWHERE. Several on my street. And it's a short street.

    There are some decent houses in Orlando that is going for that price in a OK neighborhood.

    It will be 40k soon and then 50k. They just built too many and the worst part is they are still building them. I was looking for a house in Las Vegas a few months back but after seeing the market decline 10% almost overnight I decided to wait. Pretty soon I can buy a house there and use it for summit and let it sit empty the rest of the year.

    Yep, the market is flat pretty much nationwide, although today the report came in that new construction spending is up this month. What goes up must come dow, and what goes down will come up. So ride the cycle and enjoy the buy opportunities.

    One of things that always amazes me (that I personally participate in) is how much new construction is going on... when there are 30K vacant houses in Las Vegas.

    (I just finished building mine in Oklahoma . Moving in in a week)

    The 30k houses here may not be vacant, they are for sale and probably are being rented. I spoke to several home owners recently that opted to rent instead of sell, and one on my street is renting for over $500 less per month than what his mortgage is, plus he is paying homeowners association fees on top of that.

    While people aren't buying, they are renting, especially here where people are very transient.

    And the new construction hasn't stopped at all. Houses, condo and apartment complexes are being built everywhere, along with shopping centers. I guess they figure if they build it, they will come

    I wonder what percentage of the housing on the market in LV is investment condos. I was there last year and the big deal in the news one morning was the number of 1200 square foot condos being built at prices starting at $600,000. Ouch!

    For $600,000 you could purchase 80 acres over here, and plant a mansion on it. And, you'd have room for one of those fancy little sports cars and a truck.

    For 2mil you can just buy the whole 13 acre town of Albert in texas through eBay.

    I would have to rename it to Tomville, or, perhaps, in a clever marketing splurge, I would rename the town to one of my sites.

    Lol, thats so cheap!

    First moment you said LV i thought Latvia (EU), but it's from 150k for 30 years old, and 200-250k for any average 3 bedroom crazy times!

    there are a lot of houses foreclosed near me (long island, NY) but thats due to that big company that closed down.
